**The short version**
- A neocloud is a cloud provider focused on renting Nvidia GPU capacity for AI, such as CoreWeave, Nebius and IREN.
- Their stocks fell sharply in October 2026 on worries about heavy borrowing, high bond yields, a Gartner warning and Elon Musk's comments.
- Supporters point to large contract backlogs and new financing; this is general information, not investment advice.

A neocloud is a cloud company that specialises in renting out GPU computing power for artificial intelligence, instead of offering the full menu of services sold by Amazon Web Services, Microsoft Azure or Google Cloud. CoreWeave, Nebius and IREN are three of the best-known listed examples. The term and their tickers, CRWV, NBIS and IREN, are trending because the shares have fallen sharply in October 2026 on worries about how these companies fund their growth with debt.

Figures below are as of October 26, 2026, and market prices change daily. This is general information, not investment advice.

## What is a neocloud?

Neoclouds buy large numbers of Nvidia GPUs, install them in data centres and lease that capacity to companies that train and run AI models. [Wikipedia's AI data center article](https://en.wikipedia.org/wiki/Neocloud?ref=localhost) cites The Wall Street Journal describing them as cloud providers built specifically for AI, and lists CoreWeave, Nebius, Nscale and Lambda as examples.

They both compete with and supply the large "hyperscalers". [A TOPONE Markets explainer](https://www.top1markets.com/news/neocloud-stocks-selloff-coreweave-nebius-iren-october-2026?ref=localhost) describes the model as leasing dedicated or bare-metal GPU clusters for training and inference, often paid for with borrowed money and recovered through multi-year customer contracts.

### The three companies in the headlines

- **CoreWeave (CRWV):** founded in 2017 and listed on Nasdaq in March 2025, according to [its investor site](https://investors.coreweave.com/?ref=localhost). It reported second-quarter 2026 revenue of $2.58 billion, more than double a year earlier, and a revenue backlog of about $104 billion.
- **Nebius (NBIS):** based in Amsterdam, it describes itself as "the AI cloud company" in [its press releases](https://nebius.com/newsroom/nebius-secures-3-5-billion-financing-facility-with-citi?ref=localhost), offering a full-stack platform from data and model training to deployment.
- **IREN:** a former bitcoin miner that now markets itself as an AI cloud with purpose-built data centres. [Its website](https://iren.com/?ref=localhost) claims more than 5 GW of secured power across eight locations.

![Fact box: neoclouds sell GPU compute for AI; CoreWeave had about a $104 billion backlog and $640 million of Q2 net interest expense; Nebius secured a $3.5 billion Citi facility; IREN claims over 5 GW of power and reports November 5.](https://www.gessymorgan.com/content/images/2026/10/what-is-a-neocloud-facts.png)

## How the neocloud business model works

[24/7 Wall St.](https://247wallst.com/investing/2026/10/22/the-neocloud-bloodbath-nbis-iren-and-crwv-selloff-continues/?ref=localhost) likens neoclouds to landlords for AI chips: they borrow to buy GPUs and build data centres, then rent the capacity to AI labs on multi-year contracts. The risk sits in the gap between spending the money up front and collecting the rent over time.

CoreWeave's results show how capital-hungry this is. In the second quarter of 2026, according to [its earnings release](https://investors.coreweave.com/news/news-details/2026/CoreWeave-Reports-Strong-Second-Quarter-2026-Results/default.aspx?ref=localhost):

- Revenue was $2,575 million, up from $1,212 million a year earlier.
- Purchases of property and equipment reached $6,422 million.
- Net interest expense was $640 million, up from $267 million.
- Adjusted operating income was $128 million, and the net loss was $626 million.
- Active power was about 1.5 GW, with about 3.7 GW contracted.

Nebius and IREN are pursuing similar build-outs. 24/7 Wall St. reports Nebius plans $20 billion to $25 billion of capital spending in 2026, and that IREN expects $25 billion to $30 billion in its fiscal 2027\. [CoinCentral](https://coincentral.com/coreweave-nebius-and-iren-stocks-fall-after-elon-musk-neocloud-debt-warning/?ref=localhost) reports the same IREN range and says the company plans to fund it with customer prepayments and debt.

## Why neocloud stocks are trending now

The sell-off built through October:

- **October 14:** investor Chamath Palihapitiya shared a chart showing CoreWeave bond yields near 15%, a hotter-than-expected inflation report raised rate worries, and research firm Gartner published a gloomy outlook for neoclouds, according to TOPONE Markets and [Startup Fortune](https://startupfortune.com/ai-neocloud-stocks-sink-as-coreweave-debt-fears-spread-to-equities/?ref=localhost).
- **October 22:** CoreWeave fell 10.1% to close at $55.60 and IREN fell 8.4% to $25.51, both 2026 closing lows, according to [Opening Bell Daily](https://www.openingbelldailynews.com/p/coreweave-iren-nebius-stock-down-today-oct-22-2026?ref=localhost). Nebius dropped 7.2% the same day, even after announcing a $3.5 billion financing facility from Citi.
- **October 25 and 26:** Elon Musk posted on X that there are 200 or more neoclouds facing "guppy-level death" and consolidation, and said lenders have largely stopped funding companies without significant revenue outside AI data centres, CoinCentral reports. All three stocks fell more than 4% in Monday premarket trading.

Sources disagree on the size of the damage because they measure different periods. 24/7 Wall St. put one-month losses as of October 22 at about 35% for CoreWeave, 29% for Nebius and 46% for IREN, while CoinCentral cited October declines of 38%, 33% and 39%. The direction is consistent, though Opening Bell Daily notes Nebius was still up about 90% for 2026 at the October 22 close.

## The risks analysts are pointing to

### Debt and borrowing costs

Debt is the central worry. 24/7 Wall St. reports CoreWeave had $35.6 billion of debt and $5.5 billion of unrestricted cash at the end of June, while TOPONE Markets puts debt plus other obligations above $51 billion. Startup Fortune reports that unsecured CoreWeave notes issued in June at 9.625% traded below 80 cents on the dollar in October, pushing yields above 15%.

D.A. Davidson analyst Gil Luria estimates CoreWeave borrows at about 9% while earning returns near 1%, and warned the equity could go to zero if the AI cycle turns, according to 24/7 Wall St. CoreWeave chief executive Mike Intrator has called the market's reaction irrational and says contracted revenue more than covers the company's debt, per 24/7 Wall St. and CoinCentral.

### An industry shake-out

On October 14, Gartner said more than 80% of neocloud providers may not remain independent by 2030 and that over $3.5 trillion of AI infrastructure spending could face impairment, as reported by Startup Fortune and TOPONE Markets; 24/7 Wall St. described the figure as up to 80%. TOPONE Markets adds that Gartner's chief forecaster framed this mainly as mergers and takeovers rather than mass bankruptcies. Startup Fortune cites industry executives, via The Information, who expect only seven to ten of the hundreds of neoclouds to survive.

### Customer concentration and asset ownership

Many neoclouds depend on a handful of large AI customers. 24/7 Wall St. reports three customers made up 24%, 21% and 14% of Nebius's second-quarter revenue. TOPONE Markets lists concentrated customer bases, heavy capital needs and GPUs that lose value over time as risks shared by all three companies. It also notes that Nebius and IREN own more of their sites and power than CoreWeave, which mostly leases, giving them hard assets to borrow against.

## The counter-argument

Demand has not disappeared. CoreWeave said its backlog figure excluded more than $25 billion of new commitments signed early in the third quarter. Nebius describes its Citi deal as a 364-day senior secured facility, and chief operating officer Ophir Nave said it shows "our ability to choose when and how we raise capital," pointing to more than $40 billion of long-term contracts with investment-grade customers. [Nebius's newsroom](https://nebius.com/newsroom?ref=localhost) also shows it closed a convertible note offering of about $5.75 billion in August.

IREN raised its 2026 annualised revenue run-rate target to over $4 billion in July after signing $2.8 billion of new contracts, and in August said it had delivered capacity to Microsoft, according to [its news page](https://iren.com/investors/news?ref=localhost). CoinCentral reports Wall Street consensus ratings on all three stocks remain at buy levels, while Startup Fortune describes analysts as divided.

## Our take

Based on these sources, the neocloud debate is less about whether AI needs computing power and more about who pays for it, and at what interest rate. The model works only if contract revenue arrives faster than interest and chip depreciation pile up. With CoreWeave's quarterly net interest expense now about five times its adjusted operating income, investors appear to be pricing financing risk as heavily as growth.

Musk's comments add context: CoinCentral reports he said SpaceX had closed $40 billion of debt financing for Nvidia GPUs, which shows how differently lenders treat a borrower with other revenue. Our [SpaceX stock explainer](https://www.gessymorgan.com/spacex-stock-lockup-expiration/) covers that company, and our [Nvidia licensing fee explainer](https://www.gessymorgan.com/nvidia-ai-software-gpu-licensing-fee/) covers the chip supplier at the centre of this market.

## What to watch next

- **November 5, 2026:** IREN reports its fiscal first-quarter 2027 results, per its investor news page.
- **CoreWeave and Nebius third-quarter results:** neither company had listed a date on the investor pages reviewed for this article as of October 26.
- **CoreWeave bond yields and credit spreads**, which have become a gauge for the whole group.
- **New financing deals** that show whether lenders are still willing to fund GPU build-outs.

## Frequently asked questions

### What is a neocloud?

A neocloud is a cloud company focused on renting GPU computing power for AI training and inference, rather than offering the broad range of services that AWS, Azure or Google Cloud sell. CoreWeave, Nebius, IREN, Nscale and Lambda are commonly cited examples.

### Why are neocloud stocks falling?

In October 2026, investors grew worried about how much debt neoclouds use to buy GPUs and build data centres. CoreWeave bond yields rose above 15%, Gartner warned many neoclouds may not stay independent by 2030, and Elon Musk said lenders are pulling back.

### How do neoclouds make money?

They buy GPUs, install them in data centres and lease the capacity to AI companies, often on multi-year contracts. Revenue comes from those rental contracts, while the up-front cost is usually funded with debt, equity and customer prepayments.

### What did Elon Musk say about neoclouds?

According to CoinCentral, Musk posted on X on October 25, 2026 that there are 200 or more neoclouds facing "guppy-level death" and consolidation, and that lenders have largely stopped funding companies without significant revenue outside AI data centres.

### Should I buy CoreWeave, Nebius or IREN stock?

This article cannot give investment advice. Analysts are divided, and the stocks have been very volatile. Review each company's SEC filings and investor relations pages, and consider speaking with a licensed financial professional.
